Land ownership has played a significant role in shaping Australia’s economy, social structure, and national identity. The desire to own land is deeply ingrained in Australian culture, and for many Australians, it is seen as a symbol of security, independence, and success.

Land development in Australia is a complex process encompassing a myriad of external influences and risks. Its high cost and long timelines are significant barriers to entry. About 15 years ago, when OYOB first investigated englobo land, we realised that there was a potential growth band to the west of Melbourne that could supply residential lots for Melbourne for the next 30 years. We backed ourselves and invested in our first three land purchases. From then onwards, it has been a steep learning curve working with engineers, Council, a myriad of statutory authorities, adjacent land owners, contractors and financiers to convert raw land into zoned land, permitted land, serviced land, statutory compliant land and finally, titled lot land.

Today, OYOB is invested in land throughout the growth zones of Melbourne and is delivering fully serviced, titled lots on three residential estates in Melbourne.

Our speciality is in uncovering latent value. We create win-win solutions to overcome challenges, untangle complexities, and fast-track the development process for the best outcomes for the community and our investors.

The 30 years of design expertise provided by our Architect director and our design-led approach means that OYOB is so much more than a property developer.

We bring together experts across architecture, project management, financing, construction and more, to develop properties that are well considered. The need for function and aesthetics are paired with a desire to create value outcomes, sustainable solutions, and meet real community needs.

Over the 30 year history, Patrick Ng led an architectural team with an unblemished track record and 100% project delivery with no legal disputes. That is unheard of and speaks to our extremely comprehensive documentation process to ensure smooth project delivery.

Our built forms are distinctive in style. All our projects are architecturally considered and designed. Our documentation standards are second to none; which is the reason why we have been able to consistently deliver projects seamlessly.

We are not simply a bystander or financial backer of projects. We are involved at every step of the way, from design to delivery.

Childcare and
Early-Learning Centres

Our foray into the sectors of child care and disability housing came as much from our commitment to ‘doing good’ as it was from our ability to design and deliver exceptional outcomes.

Childcare

Prior to our commitment to our first early learning centre, we researched studies of existing centres and sought the services of an expert, a PhD in early learning. Through this experience, we realized that designing and building the facility alone is not enough to deliver a fully considered early learning facility. We must also integrate the provision of care and nurture into the built form. The true success of a childcare development is when the developer has a personal investment and deep understanding of the needs of all the stakeholders. 

First and foremost, we prioritize creating vibrant, stimulating, healthy, and dynamic environments for the children in our care. From playtime to mealtime and everything in between, we strive to provide a space where children can thrive. Just as important however, is the welfare and work conditions of our educators whose typical work environment is often charged with tension and challenges. 

Though it can be rewarding for committed educators, there are not many pathways for growth. At our centres, we overstaff to ensure that there is always relief, we provide and encourage ongoing professional training and learning and provide formal pathways for advancement to managerial positions.

At OYOB our approach to childcare development priortises the following:

  • Ample indoor and outdoor play space, including transitional spaces and covered outdoor areas
  • Designs which take into account visual connections between indoor and outdoor areas, interactive play areas that encourage collaboration, location of key nodal points i.e meal areas and entrances in areas of high visibility.
  • Creating an interactive, colourful and creative space for children
  • Adequate separation of spaces to cater for different age groups or for educators to work quietly
  • Use materials that have low or no volatile organic compounds, furniture and toys that are made from sustainable materials and source fresh nutritious food for the children.

We are committed to creating childcare centres that offer a safe, nurturing and stimulating environment for the children in our communities. Our aim at OYOB is to use our design and development experience to improve the quality of care for children and better support the vital work of early-childhood educators.

NDIS

The National Disability Insurance Scheme (NDIS) is a government-funded program designed to support Australians living with disabilities. One of the critical areas where the NDIS provides assistance is housing, where eligible participants can access funding for specialist housing that meets their needs.

However, there is currently a significant shortage of suitable housing options for people with disabilities under the NDIS. This has been a long-standing issue, with a lack of investment and focus on this area in previous years resulting in limited availability of NDIS housing.

This shortage has led to long waiting lists and many living in unstable or unsuitable living conditions. This is particularly challenging for people with complex needs, who need specialised accommodation with features such as wheelchair accessibility and modifications to support their independence.

At OYOB, we are leveraging our experience in built-form developments to venture into this critically important space. We are developing fully supported NDIS Approved Homes customised for comfort, independence and safety. 

Our approach to NDIS developments is informed by the following principles:

Independence 

  • Accessibility for people with disabilities, including wheelchair ramps, wider doorways, accessible bathrooms and kitchens
  • Safety is an important feature and incorporated throughout the home, such as fire safety measures, emergency exits and security.

Dignity

  • Fostering independence is vital and the built-form design supports this through private entrances, social gathering spaces and proximity to amenities in the community. 
  • Provision of high quality fittings and finishes, functionally designed kitchen and bathrooms and private open spaces with high amenity value.

Vibrancy

  • Spaces designed and oriented to optimise views and winter warmth. Use of material, texture and colours where appropriate. Proximity to external amenities including shops, parks and amenities.

We carefully consider how our NDIS housing developments are integrated into the wider community and carefully choose locations that promote social inclusion, independence and access to amenities.
